EXCELLENT Based on 25 reviews Nicola Bates11 December 2024 Jack recently carried out a Level 2 Home Buyers Survey for me. He arranged this with the Estate Agent really quickly and provided the report a week later. He spent time going through the results with me over the phone to ensure I understood everything. Very helpful and friendly and I will definitely use him again. Hannah Powell14 November 2024 Went with JW because they offered the best price. Really happy with the process. They handled everything, were really thorough and happy to help. Thank you so much for making this process so easy! A Sutton24 August 2024 We first came across Jack when obtaining quotes for a level 3 building survey for our proposed purchase. In addition to replying to our email Jack also telephoned to talk through the quote and the process. When we instructed Jack we received confirmation of when the survey would be carried out. Following completion of the survey we communicated discussing the areas that we had raised as potential areas of concern with the property, putting our mind at rest, he also confirmed expected timescales to receive the written report. Unfortunately, just over 24 hours after Jack visited the property we were informed that the vendors would no longer be continuing the sale with us. When we informed Jack he immediately offered a % refund which was gratefully appreciated. Should we find a new property we will have no concerns with contacting Jack to undertake a survey again. Very pleasant experience from start to (almost) finish. H P29 July 2024 Jack was really helpful professional, explaining everything about the survey in an easy to understand way. He went the extra mile to find more information and was happy to answer questions, would definitely recommend him he was great. Wardy27 July 2024 Jack was really honest and helpful helping me choose the level of survey I needed for a house I'm looking to buy. The turnaround was really quick - within 2 days of the visit to the property. The report was extremely detailed, but clear and easy to understand. I'm not an expert at all, but I have a lot of confidence moving forward with the purchase and future maintenance etc. thanks to Jack's advice. Would definitely recommend! L Hammond21 July 2024 I do not currently live in the area and therefore needed to feel confident that my survey was being conducted by someone who was trustworthy, reliable and highly proficient. I wanted someone with local knowledge and who understood old properties. Jack has not only fulfilled those requirements but has gone above and beyond what I could have wished for. He is very friendly, courteous and genuine. He conducts his work promptly and professionally and with with integrity. Jack has patiently listened to my concerns and taken the time to go over his very detailed report and answer any questions I have had comprehensively. In my case he has been proactive at suggesting suitable solutions and has shown a thorough knowledge of building practices. I would not hesitate to recommend his services. Thank you Jack. Lauren Rossiter17 July 2024 Jack has been nothing short of amazing! From the customer service, regular updates and detailed reports there is nothing to fault. Due to my original property unfortunately falling through, I got back in touch with Jack to rearrange a new survey at a new property. Without missing a beat he instantly provided me with desktop reports for the properties I was potentially interested in, which were a huge help in making a decision. I'll be reusing his services for the new property based on the stellar service I received the first time round. His prices are fair and you get a lot more than you pay for. The personal touch is what has made the experience so effortless and I cannot recommend him enough! Eternalprince17 July 2024 We were told by every man and their dog not to bother carrying out a survey as “its a waste of money” By carrying out a survey you are making a small investment on a big project. In our case we opted for a Level 3 Rics survey and we were not disappointed, the survey highlighted a lot of issues which we missed during our multiple viewings. The best part about the survey was the drone footage of the roof as not everyone carry's ladders on viewings. We used this survey to go back to the seller and renegotiate a price. Fast forwarding to July 2024 and we are proud home owners and currently working through the issues in the property. Lastly we want to thank you Jack for your Honesty, integrity, efficiency and professionalism Andrea Cocker9 July 2024 We chose Jack on recommendation to undertake the survey of the property we are purchasing and we couldn’t be more pleased with the service. Jack is prompt with communication, is very thorough with the inspection and gave us his time to go through the survey report answering all questions that we had. Most definitely all round five star service. Thank you Chris Foot17 June 2024 I cannot recommend Jack enough. Friendly & professional service from start to finish. The report was incredibly thorough & easy to understand.
Why have a RICS Home Survey
When purchasing a property in Derbyshire, or anywhere in the United Kingdom, a RICS Home Survey (Royal Institution of Chartered Surveyors) offers substantial benefits to home buyers. Given the financial and emotional investment involved in buying a home, this professional assessment can save potential homeowners from unforeseen expenses and stress.
Here are several key reasons why opting for a RICS Home Survey is advantageous:
Comprehensive Assessment of Property Condition
A RICS Home Survey provides a detailed evaluation of the property’s condition, highlighting any issues that may not be immediately visible to the untrained eye. This includes structural problems, dampness, mould, and other defects that could significantly affect the property’s value and your quality of living. In Derbyshire, where many homes are older and may have unique historical features or age-related wear, this assessment is particularly critical.
Expert Guidance and Professional Standards
RICS surveyors are highly trained professionals who adhere to strict standards. Their expertise ensures that the survey is conducted thoroughly and accurately. They are equipped to assess all types of properties, including the historic and listed buildings common in Derbyshire. This professional assurance means you can trust their findings and recommendations.
Negotiation Leverage
Armed with a detailed survey report, buyers are in a stronger position to negotiate the purchase price. If the survey uncovers significant issues, such as a need for a new roof or extensive damp-proofing, you can request that the seller address these problems or adjust the sale price to reflect the necessary repairs. This can potentially save you thousands of pounds and prevent unexpected financial burdens after the purchase.
Future Maintenance Planning
A RICS Home Survey not only identifies current issues but also provides guidance on future maintenance. Understanding what needs attention now versus what may become a problem later helps you budget and plan for ongoing upkeep. This foresight is invaluable in maintaining the property’s condition and value over time, particularly in regions like Derbyshire, where properties can be susceptible to specific local conditions such as flooding or subsidence.
Peace of Mind
Buying a home is a significant investment, and the process can be fraught with uncertainty. A RICS Home Survey offers peace of mind, ensuring that you are fully informed about the property’s condition before committing to the purchase. This knowledge helps reduce anxiety and makes the home-buying process smoother and more transparent.
Identifying Legal Issues
The survey can also uncover legal issues related to the property, such as boundary disputes, rights of way, or issues with planning permissions and building regulations. This is particularly important in Derbyshire, where properties may have been altered or extended over the years. Identifying these issues early on can save time and money, and prevent legal complications in the future.
Customised Survey Options
RICS offers different levels of surveys to suit various needs and budgets: the RICS Condition Report (Level 1), RICS HomeBuyer Report (Level 2), and RICS Building Survey (Level 3). Each provides a different depth of analysis, from basic condition assessment to a more comprehensive evaluation of larger or older properties. This flexibility allows buyers to choose the most appropriate survey for their specific circumstances.
Enhancing Investment Value
By ensuring you are fully aware of the property’s condition, a RICS Home Survey helps you make a more informed investment. Properties with hidden defects can diminish in value over time. Understanding these issues beforehand means you can either avoid a bad investment or take measures to preserve and enhance the property’s value.
In summary
A RICS Home Survey is an invaluable tool for home buyers in Derbyshire, offering detailed insights into the condition of a property, supporting informed decision-making, and providing peace of mind. Whether you’re purchasing a quaint cottage, a modern apartment, or a historic home, this survey ensures you know exactly what you’re buying, helping to safeguard your investment and future happiness in your new home.
