Lauren Rossiter17 July 2024Jack has been nothing short of amazing! From the customer service, regular updates and detailed reports there is nothing to fault. Due to my original property unfortunately falling through, I got back in touch with Jack to rearrange a new survey at a new property. Without missing a beat he instantly provided me with desktop reports for the properties I was potentially interested in, which were a huge help in making a decision. I'll be reusing his services for the new property based on the stellar service I received the first time round. His prices are fair and you get a lot more than you pay for. The personal touch is what has made the experience so effortless and I cannot recommend him enough!Eternalprince17 July 2024We were told by every man and their dog not to bother carrying out a survey as “its a waste of money” By carrying out a survey you are making a small investment on a big project. In our case we opted for a Level 3 Rics survey and we were not disappointed, the survey highlighted a lot of issues which we missed during our multiple viewings. The best part about the survey was the drone footage of the roof as not everyone carry's ladders on viewings. We used this survey to go back to the seller and renegotiate a price. Fast forwarding to July 2024 and we are proud home owners and currently working through the issues in the property. Lastly we want to thank you Jack for your Honesty, integrity, efficiency and professionalismAndrea Cocker9 July 2024We chose Jack on recommendation to undertake the survey of the property we are purchasing and we couldn’t be more pleased with the service. Jack is prompt with communication, is very thorough with the inspection and gave us his time to go through the survey report answering all questions that we had. Most definitely all round five star service. Thank youChris Foot17 June 2024I cannot recommend Jack enough. Friendly & professional service from start to finish. The report was incredibly thorough & easy to understand.Lee Cantrell30 April 2024Jack recently performed a Home Buyers survey for us on a wonderfully presented property and thanks to his attention to detail and thorough investigation found a number of items that needed to be addressed that we would have potentially missed. I found Jack to be exceptionally friendly and he was more than willing to go through the report he put together for us in detail which was provided with supporting images and drone photos of the entire property. He reached out and offered to walk us through each of the areas of real concern and gave us excellent guidance on where we should focus our attention. I don't think he left a single stone un-turned! I'd happily recommend Jack to anyone that asked and if I ever need another survey I know exactly who to call. Thanks again Jack for your wonderful work!Catherine Churchill25 March 2024Jack did a thorough survey and identified that the house i am considering buying, and thought in quite good condition, has some expensive problems to put right. He used a drone which showed up a lot of roof problems, and his report and photos made all the problems ultra clear. He makes time to have a chat after sending the report which is really helpful, and i had a lot of questions since the survey was worse than i was expecting . He is a friendly guy with a real interest in buiildings, could tell me about the construction of that period, and gave me helpful advice about what the survey had revealed and possible repair costs. I certainly felt that he went the extra mile to ensure that i knew what i was buying. I am so glad that I chose Jack as it would be extremely depressing to find out the true costs after purchase. I will certainly use him as surveyor again if I don't go ahead with this purchase and recommend him.Liz Taylor25 March 2024We used Jack for a survey on a property we were about to purchase . Why have a RICS Home Survey
When purchasing a property in Derbyshire, or anywhere in the United Kingdom, a RICS Home Survey (Royal Institution of Chartered Surveyors) offers substantial benefits to home buyers. Given the financial and emotional investment involved in buying a home, this professional assessment can save potential homeowners from unforeseen expenses and stress.
Here are several key reasons why opting for a RICS Home Survey is advantageous:
Comprehensive Assessment of Property Condition
A RICS Home Survey provides a detailed evaluation of the property’s condition, highlighting any issues that may not be immediately visible to the untrained eye. This includes structural problems, dampness, mould, and other defects that could significantly affect the property’s value and your quality of living. In Derbyshire, where many homes are older and may have unique historical features or age-related wear, this assessment is particularly critical.
Expert Guidance and Professional Standards
RICS surveyors are highly trained professionals who adhere to strict standards. Their expertise ensures that the survey is conducted thoroughly and accurately. They are equipped to assess all types of properties, including the historic and listed buildings common in Derbyshire. This professional assurance means you can trust their findings and recommendations.
Negotiation Leverage
Armed with a detailed survey report, buyers are in a stronger position to negotiate the purchase price. If the survey uncovers significant issues, such as a need for a new roof or extensive damp-proofing, you can request that the seller address these problems or adjust the sale price to reflect the necessary repairs. This can potentially save you thousands of pounds and prevent unexpected financial burdens after the purchase.
Future Maintenance Planning
A RICS Home Survey not only identifies current issues but also provides guidance on future maintenance. Understanding what needs attention now versus what may become a problem later helps you budget and plan for ongoing upkeep. This foresight is invaluable in maintaining the property’s condition and value over time, particularly in regions like Derbyshire, where properties can be susceptible to specific local conditions such as flooding or subsidence.
Peace of Mind
Buying a home is a significant investment, and the process can be fraught with uncertainty. A RICS Home Survey offers peace of mind, ensuring that you are fully informed about the property’s condition before committing to the purchase. This knowledge helps reduce anxiety and makes the home-buying process smoother and more transparent.
Identifying Legal Issues
The survey can also uncover legal issues related to the property, such as boundary disputes, rights of way, or issues with planning permissions and building regulations. This is particularly important in Derbyshire, where properties may have been altered or extended over the years. Identifying these issues early on can save time and money, and prevent legal complications in the future.
Customised Survey Options
RICS offers different levels of surveys to suit various needs and budgets: the RICS Condition Report (Level 1), RICS HomeBuyer Report (Level 2), and RICS Building Survey (Level 3). Each provides a different depth of analysis, from basic condition assessment to a more comprehensive evaluation of larger or older properties. This flexibility allows buyers to choose the most appropriate survey for their specific circumstances.
Enhancing Investment Value
By ensuring you are fully aware of the property’s condition, a RICS Home Survey helps you make a more informed investment. Properties with hidden defects can diminish in value over time. Understanding these issues beforehand means you can either avoid a bad investment or take measures to preserve and enhance the property’s value.
In summary
A RICS Home Survey is an invaluable tool for home buyers in Derbyshire, offering detailed insights into the condition of a property, supporting informed decision-making, and providing peace of mind. Whether you’re purchasing a quaint cottage, a modern apartment, or a historic home, this survey ensures you know exactly what you’re buying, helping to safeguard your investment and future happiness in your new home.
