'Condition Report'

The RICS Level 1 Home Survey is the entry-level inspection and is ideal for newer homes or conventional properties in good condition. This survey provides a snapshot of the property’s overall condition, highlighting common issues associated with more recently built properties.

The Condition Report does not provide an optional valuation or additional information on maintenance and repairs. However, it is an excellent option for buyers seeking a general overview without delving into extensive detail.

The Traffic Light Condition Rating System. Green, Amber, Red. (Good, Fair, Poor).

'Building Survey'

A Level 3 Home Survey offers the most comprehensive assessment available. It is particularly well-suited to older properties, listed buildings, or homes with distinctive or non-standard construction features.

The Level 3 is a detailed assessment of the property and helps buyers gain an understanding of building pathology. The report will explain the causes of any defects and give advice on what materials to use in future repairs and replacements.

The Level 1 Survey might suffice for newer homes in good condition. For more detailed insight and valuation, the RICS Level 2 is suitable. For older or uniquely constructed properties, the comprehensive Level 3 is recommended.
