Roof Survey

Structure

Identification of deficiencies or shortfalls within the roof structure, including timbers, supports, bracing and restraint measures. Attention is given to signs of movement distortion, overloading timber decay in adequate support or poor alterations, with areas noted for stability strength for lateral restraint can be improved.

Coverings

Inspection of tile conditions, felt lining,  ridges, verges and overall integrity of roof coverings. Attention is given to slipped crapped or missing covering signs of weathering previous repairs and any defects that may allow water penetration or reduce the roofs effectiveness

Chimney Stacks

Up-to-date drone technology is utilised to provide a high-level above-ground assessment of roof coverings and chimney structures, allowing detailed inspection of otherwise inaccessible areas and supporting a high standard of inspection and accessment.

Dampness

Assessment of roof timbers installation and surrounding services for signs of moisture mould growth, condensation staining, and water ingress. Attention is given to the affected areas where leaks, inadequate ventilation, or prolonged dampness may have caused deterioration, decay, or a risk to longevity.

Ventilation

Examination of existing roof ventilation methods and insulation levels to assess overall performance and airflow within the roof space. Attention is given to blocked or inadequate ventilation condensation risks heat loss in areas where insulation of ventilation improvements may be required to enhance efficiency and reduce moisture related defects

Insulation

Examination of existing roof insulation to assess adequacy and thermal efficiency. Attention is given to insufficient coverage, compression, and areas where improvements may enhance energy performance. Advice on spray foam insulation, associated risks, including restricted ventilation, concealed defects, and potential impacts on future maintenance or mortgage lending.
